A Restaurant in the Works: Schwartz and Sandy
After the success of TomTom with Lisa Vanderpump, Tom Schwartz and Tom Sandoval decide to venture off and start their own restaurant, “Schwartz and Sandy’s”. Lisa seemed hesitant that the Toms wanted to start off on their own, but was later supportive of their new restaurant. Throughout the season, Schwartz and Sandoval find out how hard it really is to start a restaurant without Lisa behind them. They go through renovations, redesigns, and an “un-progress party” to get Schwartz and Sandy’s on the map in Franklin Village.
Rachella!

After COVID, the VPR gang wasn’t able to go to their most beloved event of the year: Coachella. Sandoval and James take it into their own hands and throw their own Coachella on the actual concert grounds in Indio. However, they added their own twist and deemed it “Rachella” so James could propose to Raquel. The gang had a good time enjoying food trucks, mystical tents, and, of course, DJ James Kennedy. James then took Raquel aside and popped the question - queue the most insane firework display they had ever seen. Of course, the question of "Rachella" expenses later came up, and Sandoval admitted he helped split the $25,000 bill with James. (Episode 3)
Brock and Scheana Try to Steal Raquel and James’ Thunder
After getting engaged at Rachella, Raquel and James planned a lavish weekend away for their engagement party at Sunstone Winery in Santa Ynez. Little did they know Brock and Scheana had *secretly* gotten engaged just days before the weekend getaway. This also all comes after Brock was trying to tag onto Randall’s (Lala’s fiance at the time) movie premiere as his engagement venue.
Brock and Scheana planned to have Sandoval and Ariana accompany them to a discrete venue during the engagement party weekend to be their officiant and witness for the wedding. Word then got out to everyone there that weekend - excluding Racquel and James. Since Brock had just tried to use Randall’s event as his own, Lala blew up at Scheana and Brock and told James and Raquel at the engagement party, which led to another public blowup and Brock getting kicked out of the party. (Episode 15)
Sandoval Dumps Schwartz as a Friend

With the rising stress of Schwartz and Sandy's, tension grew between the Schwartz household and Sandoval. Due to her years of experience in the restaurant industry, Katie tried to lend a helping hand to Schwartz and Sandoval on their new venture. However, Sandoval did not take her advice into consideration and instead viewed Katie as a roadblock. After a very public blowup between Katie and Sandoval at TomTom, Schwartz decided to stand up for his wife and have a talk with Sandoval. During the talk at Sandoval’s home in the Valley Village, Sandoval proposed a “break” between the Toms to focus solely on the restaurant and not their friendship. (Episode 11)
Big Breakups
Two big breakups were revealed during the reunion episode. First up, Raquel and James. After the lavish engagement and subsequent party, the two called it quits after realizing they “have two different goals." Both James and Raquel were able to get some closure during the reunion, and Raquel was able to give her ring back to James. Raquel later went on Scheana’s podcast stating that there was an accumulation of things causing their breakup, mostly how James treats people. In previous seasons, we've watched James struggle with his drinking and then making the decision to become sober. Raquel had previously given James an ultimatum, mainly because of how he treated people and burned bridges in the group when he was drinking. In the new season, we will see how James deals with his “sobriety” and how they are both navigating the single life.
Lala and Randall's breakup was also revealed during the reunion - however, theirs was more public to begin with. There had been rumors spreading around about Randall being unfaithful to Lala, which was something she was not going to put up with, especially after they had their first child together just a few months prior. After the breakup, Lala changed her “Rand” tattoo to “bRand new” and began selling sweatshirts and merch with her newfound slogan. (Reunion Show)
